Lizabeth Sant’Angelo first moved to New York City after graduating from Ohio State University with a BA in accounting. She always knew she wanted to live and work in this amazing and very special place. She got her first job with a public accounting firm, then several years later made her way onto a trading and sales desk for a primary dealer. After taking a few years off to be at home with her new son, she returned to the work force by using her Wall Street experience as a foundation into real estate.
Lizabeth always enjoyed exploring the neighborhoods of Manhattan during which she developed an even greater love for the city and its diversity. She still enjoys learning all the little historical secrets and special restaurants unique to each neighborhood. Lizabeth loved sharing with her son the extraordinary and exceptional aspects of New York City while they discovered together all the magic of a child’s world in the city. She thoroughly enjoyed sharing her love of the NY Knicks and the NY Yankees with him. Whether it’s a good season or a bad, her commitment to her teams never wavers. For her, there is always something exciting to do or new to explore here in New York.
Lizabeth’s combined 20 years of real estate and financial experience make her a highly effective broker for her customers and clients. From the initial meeting through closing, Lizabeth constantly updates her sellers/buyers with the latest information arming them to make informed decisions. She continuously monitors and tracks the many moving parts of a deal to secure the sale moves forward and runs as smoothly as possible. Lizabeth coordinates the attorneys, management companies, mortgage bankers/brokers, appraisers, title companies, etc. to ensure all parties receive information they need on a timely basis and are ready for the closing.
Over the years, Lizabeth has honed in on all the most effective strategies for marketing apartments. While meeting with her clients for the first time, she listens to their expectations, concerns, and thoughts about the sale of their apartment. She is then able to tailor the marketing plan that best meets their needs while bringing in the highest price from the most qualified buyer. Lizabeth uses current listed properties and comparative sales in the building and neighborhood to set up a foundation for the most effective pricing strategy, for current market conditions. She then discusses with the seller the option that works best for them.
During the next phase of the selling process, Lizabeth’s keen eye for use of space and design helps her clients optimally stage their apartment for the sale. She is sensitive to coordinating appointments in order to meet the needs of the owner while maximizing showings to potential buyers. Lizabeth’s innate sense of reading and understanding personalities plays into her effective negotiating skills. Once the bids are in, she reviews with her clients the buyer’s qualifications and advises them which of the candidates with the best bid can bring the deal to closing.
Co-op? Condo? Prewar? Post war? Which to choose? To help simplify the mystery for first time buyers, Lizabeth conducts seminars: Buying Residential Real Estate in New York City. As need be, Lizabeth shepherds her buyers from the search through to the best moving company to use. Lizabeth’s in-depth knowledge of New York allows her buyers to experience and explore the charm of the different neighborhoods and fall in love with the one they want to call home. By staying abreast of the pricing and growth differences of various neighborhoods and buildings, she is able to boost the investment power of her buyers. Having completely renovated her prewar apartment, she advises her clients on the many benefits and pitfalls of buying an apartment that needs remodeling and has happily shared her database of vendors. She has helped to demystify the Co-op and Condo board process to her customers and streamline buying real estate in New York City as much as possible. Her BA and professional experience in accounting allows Lizabeth to produce stellar Co-op and Condo Board packages while making it as stress free as possible for her customers. Lizabeth has also successfully coached her customers through the finer points of a board interview. Understanding the importance a home plays in an individual’s life drives Lizabeth’s devotion to finding her customers their home.
Lizabeth’s skill in assembling an ROI report assists her investment buyers in sound real estate purchases. Her international clients entrust to her to market, lease and manage their properties in New York.
Lizabeth focuses on the best ways for her clients and customers to have a very positive experience in New York real estate continuing well after their transaction is completed.
Your expertise in bringing the apartment to the marketplace, included advising me in the way to prepare the property for sale- your stroke of genius, presenting the apartment as a virtual reality space which on the computer generated images made a one bedroom space feel large, even luxurious, and fully decorated in the modern style. All of this was accomplished without a significant expenditure on my part. That psychological sense you possess is something that can't be taught in real estate seminars. You arranged well attended open house presentations of the apartment on strategically chosen dates, and were there to make sure all questions were answered and potential buyers were pleased. All of this went on without intervening in my life. If there is a term for a "turn-key" real estate residential broker you would qualify as such.
Thank you for bringing the right people to the Board at the right price for both seller and buyer, and for reminding the lawyers that we need to get this done in the middle of August, not after Labor Day, as would have been the case if you didn't speak up on both of our behalf. - M.H. Lavyne MD FACS
I have now worked with Lizabeth on two separate transactions. Buying and selling the same apartment 3 years apart. I find Lizabeth to be knowledgeable, thorough, professional, polished and possessing the utmost integrity. I would not hesitate to work with her again in either capacity (buying or selling). I highly recommend her without reservation. Lizabeth is a true pleasure to work with. - A. Clendening
